We walk the full property, check walls, ceilings, vents, and baseboards, and photograph any suspected growth or water staining.
We take moisture meter readings across the property and trace wet areas back to likely sources such as slab leaks, plumbing, stucco, or insulation.
We collect spore trap air samples inside and outside the home. An AIHA-accredited lab counts the spores and reports the indoor-to-outdoor ratio.
We take tape lift and swab samples from visible growth. The lab confirms whether it is mold and identifies the type.
Before closing, we complete a visual inspection, moisture survey, and air sampling, then deliver a written report you can share with your agent.
After a leak, roof issue, or storm, we document moisture and mold before any remediation starts, in a report written for insurance use.
After a separate company completes mold removal, we take clearance air samples and issue a written report on the results.

An assessment finds out if mold is present, what type it is, and how far it has spread. Remediation is the cleanup. BioRX only does assessments, so our findings stay independent.
A kit can show that spores exist, but it cannot tell you where moisture is coming from or how far the problem goes. Our assessment includes moisture mapping and accredited lab analysis.

No. Florida law does not allow the same company to assess and remediate the same property. Your report includes a recommended scope of work you can take to any licensed remediation company.
Yes. Renters can book an assessment directly. You do not need your landlord or property manager to be involved, and the written report is yours to keep.
It depends on the cause. Mold from a sudden event like a burst pipe is often covered. Mold from long-term leaks or humidity often is not. Our report documents the cause to support your claim.
